The Refinance Home Program is for homeowners who do not have enough equity in their property to pay off the second mortgage loan with another refinance product. NIFA will subordinate the existing second mortgage loan with the origination of a new first mortgage loan under this product. NIFA allows the homeowners to utilize this program once to reduce the first mortgage interest rate.

NIFA is committed to providing affordable lending options to current NIFA borrowers who obtained a NIFA downpayment assistance loan in conjunction with a NIFA first mortgage loan. You must occupy the home as your primary residence to be eligible.
NIFA Household Income Limit is $175,500 effective 7/7/2025. One of our Participating Lender partners will determine your household income.
