CRANE Celebration: Livestock Exchange Building

The Collaborative Resource Allocation for Nebraska (CRANE) program is a strategic allocation process between NIFA and other collaborating resource providers to accomplish difficult projects. CRANE promotes collaborative partnerships between housing experts and developers that lead to creative financing options, effective partnerships and eventual ground-breakings of innovative projects. Today we are showcasing the Livestock Exchange Building!

Livestock Exchange Building

Built in 1926, the historic Livestock Exchange Building served as the center of the livestock industry in Omaha until 1999. Rehabilitation of the 240,000 square foot building was completed in 2002 and produced 102 affordable rental units, community space, medical offices, and a formal ballroom on the top floor for events.

The renovation of the Livestock Exchange Building served as a catalyst for neighborhood development. Since it's completion the area has added the new South Omaha Library, a Metro Community College campus, businesses and medical facilities and a second housing development with 32 affordable units and the headquarters for OneWorld Community Health Center: https://www.j-dev.com/portfolio/one-world

Project Financing

Livestock Exchange Building was developed by NuStyle Development Corporation. It is financially supported by Low Income Housing Tax Credits awarded through the CRANE program as well as Tax-Increment Financing, Federal Home Loan Bank AHP Funds, a Managing Member Loan, and Capital Contributions.

Management & Amenities

The property is managed by Seldin Company and offers amenities such as; a fitness center, picnic area, and stackable washer & dryer in every unit. The building has controlled access, is near public transportation and the Metro Community College campus!
