For many first-time homebuyers, the steps to homeownership can feel confusing and overwhelming. Requiring all First-Time Homebuyers to complete a NIFA-approved homebuyer education class before closing helps buyers gain clarity, confidence, and the knowledge needed to make informed decisions at every step.

What First-Time Buyers Learn

Through a NIFA-approved homebuyer education class, buyers receive practical guidance on key parts of the process. Topics typically include:

  • The home loan process and important terminology
  • Budgeting and money management strategies
  • How to choose and work with a real estate agent
  • What to consider when writing a purchase agreement
  • Home inspections and what to expect
  • Ongoing home maintenance and planning for future costs

These lessons help first-time buyers feel prepared before they find a home, make an offer, or move toward closing.

When to Take a Homebuyer Education Class

NIFA encourages buyers to complete a class early in their home search, so they can apply what they learn as they evaluate homes and compare options. Course completion certificates are valid for 12 months, giving buyers flexibility as they move through their homebuying timeline.

Approved Homebuyer Education Providers

NIFA offers several online homebuyer education providers directly on its website to make getting started simple and convenient. Additional course options are available, but NIFA requires that any homebuyer education taken be approved by HUD or meet the National Industry Standards for Homeownership Education and Counseling.
